The good news is that it’s not; we make the process so clear and easy the next good news is that its free, well, not entirely free; it may cost you a coffee and a biscuit at our initial meeting where we discuss your extension/improvement once we have established your wants-must haves and could haves, we then supply you with a detailed feasibility study that will contain all the information you require including timelines – Statutory obligations (planning/building regs) – party wall information the list goes on.
The feasibility study will also contain our architectural fee proposal that is fixed, not an hourly rate or percentage still favoured by some architectural practices.
Our fee proposal is broken down into stages; you only pay for the services you wish to include; it is that transparent.

The process: Every home extension/project is different; however, the following pathway will give you a good indication of what happens when and where.
- We will arrange a meeting with you at your home to discuss your project in full; as part of the meeting, we can discuss the positives and any pitfalls.
- We will then supply you with a detailed feasibility study and a fixed-fee proposal.
- If invited to work with you, we check with the planning authority if any restrictions/policies may be applicable/affect your project.
- We then carry out a detailed survey and go on to supply you with prelim drawings that include various combinations.
- Once we have narrowed down the options, we supply 3d isometric models that help with the imagination; you are invited to our office, or we come to you.
- If applicable, we then proceed to achieve your statutory approvals (planning -building regs).

Once we have achieved approval, we will supply tender packs for you to send your project to builders for competitive tender. If invited to tender, we can also provide a quotation to build your project.
If you wish to instruct others, we ensure you have everything you need
to make your journey as smooth as possible, including contracts if requested. How you use our services is entirely at your discretion, your project your choice.
