Complete refurbishment of this detached family home in Horsham, West Sussex, including a kitchen extension/utility and cloakroom to the ground floor to the first floor and an en-suite to the master bedroom.
The Client Requirements
Our clients recently moved into this large detached family home that was built circular 1950’s, and they had fallen in love with the location and large garden both to the front and rear elevations; the house had single glazing and the existing bathroom/kitchen, including many other features that were part of the original dwelling.
We supply a comprehensive architectural design and build service to enable our clients to concentrate on the other important things in their lives that simply do not stop.
Planning/Building Regulations
Planning permission was not required as the bulk on the extension was to the rear and side elevation set back from the front; a roof dormer was formed to serve the new master bedroom ensuite again because the dormer was to the side elevation and was less than 50m3 it benefited from permitted development, again avoiding the need to apply for planning permission. A complete building regulations application, including the structural engineering calculations, was submitted to LABC to oversee the project.
Works summary/what was achieved
The bulk of the extension was to the rear and side elevation, enabling the new and old to flow seamlessly; a couple of the client’s must-haves were for the extension to blend in with the existing whilst still being a modern addition the other to maximise the free flow of light without feeling like you are in a glass box.
A traditional style mono timber roof window was built on site, along with tall aluminium crittall french doors and windows, achieving that in/out space to flow; a simplistic flat fibreglass roof was then continued around the complete rear elevation, helping to combine the new with the old as well as achieving some solar shade.
Retrofit under-floor heating and herringbone flooring were laid throughout the ground floor.
