The Project
ABM was instructed to supply a comprehensive architectural design and build service to extend and refurbish a converted barn on the outskirts of Reigate & Dorking surrey.
The clients contacted local architects who were more than able to design; however, their service stopped there. the clients were very busy professionals who spent most of their time out of the country and, when back, were in meetings.
They just wanted one company to Design-Build-Manage a complete turn-the-key approach.
Planning
The original barn dated back some 150 years part of the original conversion (barn to a dwelling) was approved along with conditions one of which was that any permitted development rights had been removed, Reigate and Banstead council sometimes do this as they wish to control any further extension/development, a full planning application was required of which had some resistance from the planners, after a few attempts along with employing a planning barrister, we achieved planning and went on to extend/refurbish this lovely home.
The extensions generally consisted of a large kitchen/snug and dining room area to the ground floor and a master bedroom to the first floor that led to a balcony that befitted from a glass balustrade.
Under-floor heating was laid throughout the ground and first floors, receiving a tiled floor.
We also extended/adapted a single room under the original roof slope, and grander entrance-shaped windows maximised the free flow of light. Large oak timber folding doors and roof lights were installed throughout.
