The Project
Our clients who live in Dorking Surrey had only recently moved into their home, moving down from London to start their family; their cottage is located in an area of outstanding natural beauty of which the council has Strict control of any development, including house extensions.
They both worked long hours in London, and with a new-born baby, they did not have the time or enthusiasm to manage/build their extension and juggle everything else. They wanted to work with one company to Design – Build and manage their kitchen extension.
This simplistic ground-floor kitchen extension made such a difference; extending your home can be simple and inexpensive.
Planning and building regulations
Being in a conservation area permitted development rights had been removed, which meant that a complete planning application would be required along with planning statements setting out the need for the extension along with materials to be used.
Being in a conservation area, local authorities consider the need to preserve or enhance the area’s unique character when deciding whether to grant planning permission. Planning applications are considered against conservation policies and can be refused on conservation grounds alone.
Works summary/what was achieved
The extension was to the rear elevation that went out four meters, the complete width of the cottage; there was a previous smaller extension that was to be demolished, making way for the proposed kitchen extension, and materials/finish had to match the existing dwelling.
The external application was a simple sand/cement render.
The flat was GRP (fibreglass), and a large apex roof window along with glass sliding doors encouraged natural light to flow.
