The Project
This loft conversion was in Reigate surrey. The conversion generally consisted of a Rear elevation dormer plus a hipped dormer to the side elevation that enabled the stairs to flow freely over the existing which in turn enabled the stairs to feel like an integral part of the home and not like they have been bolted on of which we consider an important factor.
A spacious loft conversion in Reigate Surrey RH1 forming two bedrooms along with an en-suite carried out under permitted development.
Planning
Loft conversions are a great way to free up additional space without the need to navigate through the overly complicated maze of the planning system, the permitted development system is a guarantee that you can extend your home enabling you to plan ahead.
Reigate borough council has guidance on their planning portal ref to policies here, on this occasion the external volume fell within the criteria of permitted development which means that planning permission would not be required.
There are limitations to the proposed development some of the key ones are:
Materials must be similar in appearance to the existing house.
The external volume of the conversion must not exceed the original roof space by more than 40 cubic meters for terraced houses; or 50 cubic meters otherwise for additional information ref permitted development you might want to visit this post.
The conversion
The conversion consisted of two bedrooms along with an ensuite, the dormer created to the side elevation enabled the stairs to flow freely over the existing which we consider an important factor.
The ensuite included a wet room that frees up space, and a combination of roof windows along with casement windows to the dormers achieved the free flow of light.
