The Project
Our clients who live in Reigate Surrey wanted to move as they desperately needed that additional bedroom; when they searched the area, they were shocked at how much it would cost to achieve that extra space combined with the moving costs-stamp duty it was simply not viable.
They then began exploring the possibilities of extending their home; they contacted ABM to offer advice on how best to achieve that additional bedroom/space.
Planning/Building Regulations
The conversion included a side elevation dormer wrapped around the rear elevation to form the ensuite.The overall external volume came to just under 50m3, which meant that the conversion could be carried out under PD (more info on PD, click here)

Tender/quotation stage
Once we achieved the statutory requirements, we provided tender packs for the client to get quotations from local builders; we then went on to supply our quotation. We received feedback that some builders did not bother to come back with an estimate; we were the most expensive by c, 6%, but because of what we could bring to the table along with our insurance-backed guarantee, we were awarded the contract.
Summary of works
Within the loft space, we created a large double bedroom/walk-in wardrobe and spacious en-suite. An existing bedroom was partly separated to enable the stairs to the loft to flow freely upwards; when converting your loft, you need to achieve separation by means of a fire door; the door can either be to the 2nd floor or the first floor, it was decided that the door would be best suited to the first floor; this, in turn, meant that you could enter the loft room and be met with a balustrade, which does help open up the space.
