The Project
Their house was built c the 1980s whilst being deemed a large home. The way we use our homes has changed dramatically.
Our client’s brief was to create a modern open-plan kitchen/breakfast room along with a cosy area where they could relax and entertain friends rather than being in separate rooms.
A Modern, simplistic single-storey rear elevation kitchen extension and an extensive refurbishment.
The Planning Process
The proposed extension was 4metres deep, the entire width of the existing dwelling, which enabled the extension to be carried out under the project under permitted development; permitted development was brought in by the government to enable homeowners to extend their homes without the need to apply for planning permission.
The summary
We extended outwards to the ground floor to the rear elevation, creating a large single-storey kitchen extension; the positioning of the furniture enabled the room to be broken up into zones, i.e. Breakfast room/snug.
The kitchen was supplied and installed by ABM as part of the turn-the package; the units were a j-profile handless style provided by Crown kitchens. Tall banked units that housed the built-in ovens occupied the side wall, whilst an island provided a perfect place to chat with friends.
Warm water underfloor heating was installed throughout the ground floor; underfloor heating is a great way to free up space and heat the rooms more efficiently.
A Wise, intelligent lighting system enabled the area to be separated by lighting from architectural-ambient and task lighting.
A simple flat roof was extended outwards, forming a canopy over the floor-to-ceiling glass tri-slide patio doors, which, when fully opened, enabled the garden to flow freely.
A fibreglass roof covering contributed to the modern theme. Two glass vaulted roof lights also added to the overall success of the project.
