The Project

The client lives in Horsham, West Sussex; they liked where they lived but needed more space; they looked to move but could not find a property that matched their wants for the price they were willing to pay.

So they decided to extend upwards into the loft space.

The design

Instead of a full-width rear dormer, they wished for something that would add a bit of shape/interest to the internal ceiling line and be more sympathetic to the existing roof, along with a Cabrio balcony roof window that, when fully opened, formed a balcony.

To enable the stairs to flow over the existing ones, we created a cat’s slide dormer that included a casement window to allow natural light to flow throughout.

Planning

The conversion itself fell within 50m3 therefore the project could be carried out under PD, because the house was on a private lane we were able to achieve permission for the front elevation dormer. For more information on planning/PD click here.

The conversion

The conversion consisted ofOne large master bedroom/walk-in wardrobe and a four-piece en-suite.

The arched dormers added a WOW and softer feel to the bedroom. Adding a roof window to achieve natural light and ventilation is a must the Cabrio balcony roof window provides that bit more luxury.   A couple of key points to a successful loft conversion are,  the stairs, try and incorporate the new stairs over the existing stairs we always ensure they feel like an integral part of your home and not just bolted on, the other is sunlight, natural light is a must, roof windows are easy to install, and you do not need planning permission to place them on the front elevation.
