Two storey replacement extension to a home in Dorking, Surrey

Planning

The primary wing was built around 1897. Over the years, it has been extended and adapted; any further extension would require planning permission as you can not achieve permitted development of a previous extension, only of an original part of the home when built.
The first port of call was to check out Mole valley district Council planning policies that may affect any development/extension.
Once this was determined, draft outline plans were collected, and a meeting was arranged with the planners; with a bit of push and pull, we achieved full planning permission the first time.

Summary

We set about demolishing the existing extension making way for the proposed two-storey extension, including the substructure.
The debris was removed from the site, and a canopy was erected to weather the exposed elements of the existing dwelling as well as to enable the works to be carried out without being delayed/affected by the weather. A combination of existing materials and reclaimed enabled the extension to blend in perfectly.
To the ground floor, we added Lounge/breakfast area, including a bathroom along with a separate pool/garden room.
On the first floor, you will find two large double bedrooms and a separate bathroom facility, including a home office.
