The Project

Our clients lived in a house in Reigate Banstead, surrey, built around the 1950s that benefited from a large side and rear elevation garden; they were nearing the age to retire, and the garden was also starting to be hard to maintain; they approached ABM to work with them to unlock the potential and develop the garden, the clients did not have the funds available to pay for the architect drawings to apply for planning permission only then to be refused, so we agreed to enter into an option agreement where we would supply the complete architectural service pay any fees including planning applications/consultants and then purchase the land when we achieve planning if we are refused planning the clients do not incur any costs, so a win win for the clients.

Planning
The first thing to do to save time when carrying out any home extension/ conversion, including new build homes, is to check out the planning policy that may impact your development. Reigate and Banstead council have various planning policies that are found on their website link here.

We then set about designing the new house and submitted a pre-application; there were, of course, a few minor changes, but nothing too drastic; we then submitted the complete planning application, which was passed the first time around.

The project description
To the ground floor, you would enter the property and would be able to see right through to the rear elevation; glass doors separated the rooms whilst still delivering the feeling of space.

A spacious open-plan kitchen/dining room led onto the lounge to the rear elevation that benefited from views of the garden.

On the first floor, you would find two bedrooms and a four-piece family bathroom; on the second floor, a double bedroom/en-suite.
