When we design and build your house extension we firstly have to consider the local authority and if planning permission is required for your particular project. Most ground floor rear extensions are allowed without applying for planning permission under permitted development rights, but we will always advise that you apply for a lawful development certificate to make absolutely certain.

Once we have achieved a clear brief so we can have a complete understanding of the project, we will work to further understand the detail you require – including:

The functions of the finished project. A design direction – do you prefer contrasting or in keeping with the existing buildings? Contemporary or traditional? Are there certain materials and finishes that you favour?

Is sustainability an issue for you?

We then go on to prepare preliminary drawings showing the existing and proposed layouts. At that stage it’s really important to take time and reconfigure the rooms literally pulling or pushing the walls one way and then the other until they work for you, its just like a giant puzzle. One thing that’s critical in creating that perfect space is to achieve as much natural light as possible. There are a number of ways to achieve plenty of natural light. You could add large bi-folding doors that concertina, allowing the garden to flow freely inwards as well as adding sky lights to the pitch of the roof.

By adding natural light you will be creating a bright and friendly atmosphere that will appear to achieve a greater sense of space.
